Mixed-use: Cricklewood
Cricklewood
Indigo, on behalf of Dominion Housing Group, are the lead consultant on the mixed-use redevelopment of the Former Parcelforce Depot on Edgware Road, Cricklewood. The proposals comprise 394 residential units within blocks ranging from 5 storeys to 15 storeys. The proposed development provides a flexible mix of 1,327m² of commercial floorspace at ground floor and podium levels (B1, A3, A4 and D1) with a crèche and management suite (181m²) within the podium level.
The scheme forms one of the earliest phases in the Brent Cross Cricklewood regeneration proposals, which will deliver a new town centre involving radical alterations to the existing Brent Cross Shopping Centre, as well as the development of 10,000 new homes. The Cricklewood Gate proposals are located on the western edge of the regeneration area, and provide a visual marker to this gateway into the wider area.
Due partly to its prominence and importance for the wider regeneration proposals, extensive consultation with the Greater London Authority, Transport for London, and CABE were undertaken. In addition, public consultation has been an important element of the proposals, and Indigo undertook a series of public exhibitions to canvas public opinion on the proposals prior to submission of the planning application. Indigo have led all negotiations with key consultees and the public as well as the Local Planning Authority.
As well as co-ordinating the design team which included Carey Jones Architects, Indigo were responsible for the project management and preparation of the Environmental Statement. Indigo are now leading negotiations on the Section 106 Agreement.
