The Alexander Drew site is 2.6 Ha in size and comprises a number of former industrial buildings including a derelict textile dying works and tram shed. Indigo submitted an outline planning application and Conservation Area application for demolition and a residential led mixed-use development scheme. Indigo successfully negotiated planning consent on behalf of Seddon Homes Limited, overturning an officer recommendation to refuse. The development will deliver 102 new homes and 2,500sqm of B1 employment space.
This project was particularly sensitive due to the perceived historical merit of the existing buildings. Indeed, the Council designated the site as part of a Conservation Area using their emergency procedures immediately prior to submission.
The loss of employment land was justified along with the residential content, despite the Council being in a position of housing oversupply.
